Grounds & Landscaping Repairs to resolve Flooding Lanai’s

Several resident lanai’s have been flooding during the rainy season literally for years.  This has been a recurring issue that the Board has been facing for quite some time.  There has been ongoing research, quotes, visits from contractors, recommendations, and estimates that have been evaluated by the Board for close to 4 years before one contractor provided a plan that sounded workable and at a cost that could be budgeted.

The project involves regrading sections of the turf to improve water flow away from the buildings and installing a new drainage system that will direct excess water toward the lake. This effort is being undertaken to help reduce flooding and standing water behind the lanais during periods of heavy rain. The work also required the removal of several trees that was necessary permit rerouting of some of the irrigation in a way that water would no longer run toward the buildings.

Work began on the grounds of Building 138 on 6/19/2025 and is nearly complete.  Work began around Building 174 around 6/24/2024.

All work is expected to be completed during the week of 6/30/2025.  Please be patient as the work is in progress.  Some progress photos are provided below.

As you have without a doubt noticed we are having work done behind buildings 138 and 174 to stop the lanai flooding. 138 is nearly complete. They started working on 174 late 6/24. They are using the walkway between buildings 174 and 180 to get their equipment and materials in and out. Out of an abundance of caution I respectfully ask for your safety and the safety of the workers that you avoid using that walkway until the work is completed. When will it be done? Hopefully mid-next week. The afternoon storms come into play with their progress. Please be patient!

Pool Deck Paint (10/5/2024):  

The Board is aware that the new pool deck paint job has resulted in uncomfortably high temperatures for use barefoot.  There was a concern whether heat-dissipating paints specifically designed for pool decks, might not have been used.  Several paint suppliers were invited in to inspect the situation, and to verify that the right paint was used.  Several new samples were applied to the pool deck so that residents can try out other colors.  A repainting is not in the current budget, so the Board can’t just hire a repainting without first assuring that a new paint color will make a difference.  We don’t have a good answer yet.  -jk


Fountain Repair (9/23/2024): 

The fountain at the north-east corner of the lake has been damaged by a lightning strike.  Normally when a fountain breaks, it is the pump/motor that fails, and it just gets replaced routinely without even needing a vote by the Board.  This time though, the control box located by the pool, was also severely damaged.  The Board solicited 3 quotes for the repair, since this repair is significantly more expensive than a routine motor replacement.  This is why the repair is taking longer than everyone would like, since it is a bigger repair, and not all lake maintenance companies do this work.  The Board will be selecting one of the repair quotes and ratifying the decision on 11/19.  -jk


Spa Heater Repair (9/17/2024): 

The heater compressor has failed.  This occurred at the same time as the lightning strike that damaged one of the lake fountains.  The Board is entertaining repair quotes.  Most quotes are to only repair the compressor unit, however, with the entire geothermal spa heater unit being over 10 years old, there is a consideration of replacing the entire unit, which affords us a 5-year warranty, which includes coverage on many old parts that are likely to fail eventually.  Final decisions are scheduled for the next Board meeting.  -jk

ALL TRASH needs to be put IN the dumpsters.  Anything left outside of the dumpsters will result in a Bulk Pick-up Fee charged to the community!!  

Do NOT just place bulk items into the trash enclosures next to the dumpsters.  Everything must be broken down and placed INTO the dumpsters.

Broadstar Fiber-Optic TV Service Presentation

NOTICE:  On April 25@1:00PM, a representative from Broadstar Cable & Internet will be at the clubhouse to meet with residents, to provide information on their Fiber-Optic Television and Internet Service.  The goal is to discuss the possibility of deploying Broadstar Fiber-Optic througout the community as a bulk service provider.  

No commitments will be made during this visit.  This meeting is only for Broadstar to provide information on their services.

HOT TUB IS FIXED 10/6/2023 !!!

The Hot Tub was fixed today.  Thank you to everyone who submitted maintenance requests to get this done.

The Pool Guys had been trying to fix it all week but it wasn’t quite working.  They eventually figured out that one of our original cartridge filters was kaput.  Now getting 28 years of use out of a cartridge filter is pretty darn good, but it finally died. And the other one was likely to die soon too.

They replaced the two original cartridge filters with one big modern filter twice the size.  We should not be having recurring problems with the hot tub now.

April 2023:  Pebble Shores Fountain Repair Project

The fountain at the North-West corner of the Pebble Shores lake has been under repair for about a month now.  

April 2023:  Repairs have been proceeding over the past few weeks, because it was discovered that the failed fountain pump was actually just bound up by debris.  So the pump was rebuilt instead of being replaced, which is significantly cheaper, but the repair guys then found that the electrical supply line underwater was also in need of repair.  Delays have been mostly because of the time needed to rebuild the pump, and waiting on supplies for a new electrical line.  

4/24:  Repair personnel have been onsite several times over the past 2 weeks, indicated by the presence of the boat used to float out to the fountain site, and along where the electrical line runs.  

5/1:  Repair guys are ON SITE today, two of them, working on the electrical line.  It is possible that the repairs could be completed today or tomorrow.
